FAQ’s

1.What is the maximum number of people allowed in the villa?
The maximum number of guests that the villa sleeps is 8. There are 4 large bedrooms. The 2 master suites are both ensuite. A further 2 twin bedded rooms share a 3rd bathroom and are located down their own hallway.

2. Is smoking or pets allowed?
The villa is non smoking but smoking is permitted on the patio area. For the convenience of all guests, pets are not allowed, sorry

3. How far away are the main attractions?
The location of the villa allows easy access to the attractions. 15 minutes to Disney World, 25 to Seaworld and 30 to Universal Studios. Golf courses are within 2 minutes drive. These timing are subject to no construction work on the highways.

4. Does the pool back on to other properties / walls etc?
Yes the pool backs on to neighbouring properties but privacy is offered due to screening by trees and shrubs. There are no unsightly walls or fences.

5. How do we locate and enter the property?
You will receive detailed directions from Orlando International or Sanford Airport before you leave home. You do not have the inconvenience of collecting keys as the villa has a lockbox located near the front door. The key and security alarm code will also be supplied prior to your arrival

6. Will we have to bring bed linen / towels etc?
Absolutely not, the villa is fully equipped with all of your holiday needs. Excellent quality bed linen and plenty of  towels are all provided.

7. Do you have facilities for small children?
The villa provides a travel cot with bedding, a high chair and stroller. The patio door to the pool is alarmed for children’s safety and as the villa is single story there are no troublesome steps. The fantastic games room is fully equipped for older children.

8. Is the pool heated?
The pool can be heated at your request at an additional charge. It is recommended between October and March. The pool is heated to the maximum temperature allowed under Florida Law 85F degrees .

9. How far away are the shops?
A small complex with Publix supermarket, banks, pizza takeaway, nail bar etc is less than a mile or 2 minutes drive. Walmart superstore is 6 miles from the villa on Highway 27.

10. Are there any restaurants nearby?
Turn right out of Florida pines and there is a selection of restaurants about 2 miles away namely Cracker Barrel, Perkins, Bob Evans, Mcdonalds etc. Alternatively an abundance of restaurants line Highway 192, 4 miles away.

11. Are there any medical services nearby?
Walgreen’s 24 hour pharmacy is nearby on Highway 27 as is a walk in medical centre. Also a new hospital has opened up 6 mile note on Hwy 27.

12. What services are provided?
The villa is professionally cleaned prior to your arrival. The pool is tested and cleaned and the gardens are maintained weekly. Community facilities including a large south facing pool with furniture, children’s play area are free to use.

13. Who do we contact for questions / emergencies?
Our management company will provide you with a friendly but professional service. A folder is provided with a wealth of information as well as emergency contact numbers for office hours and emergencies.

14. What little extras does the villa have?
An abundance of high quality linens and accessories. Crockery for inside and outside also add to your comfort. TV’s in every room. Board games, full size pool table, foosball table and high speed internet access, Laptop, Free local and international calls, Large 50 inch HDTV connected to Roku with access to Spectrum channels. Note.. These items may change from time to time.

15. How do we book?
You can choose your preferred method. E Mail, phone, online booking request. Our availability calendar is easy to use online to show the availability.

16. What is the security deposit / bond?
Unlike other homeowners, we do not take and security money. In the unlikely event of damages, our management company will contact you to make arrangement to show you around the house at your convenience and take details of a valid credit card. No money is taken out unless damage has occurred during your stay.

17. How do I know that you are the owner and not a Scam?
We have been proud owners of our villa for several years. We have a local management company you can contact to verify if you are concerned. You can also call us to discuss any doubts you may have. Renting this villa is a kind of trust partnership between you and ourselves. You would be trusting that the villa is genuine and is accurately reflected in the advert and we would be trusting you with whole villa worth many thousands of dollars to take care during your stay.

18. Why should we hire your villa and not another?
There are many reasons but here are a few. We take exceptional pride in our Villa and regularly upgrade furniture, decor and facilities.  We do not aim to be the cheapest because we like to add Quality accommodation for our guests experience. We visit the Villa once or twice a year and ensure that the Villa is kept to its pristine condition. The towels and linen are regularly renewed. Our pro-active management company ensures that any maintenance issues are taken care of immediately to ensure that our guest have a pleasurable memories. We are flattered by the number of guest that become our regular guest and recommend their friends and family.
